Westlake Tower—LED From Garage to Top Floor Office Suite!

TWestlake-Towerhe Westlake Tower sits at the center of it all in Seattle. It is the southern end of the world famous monorail and shares a parking garage with one of downtown’s retail shopping destinations: the Westlake Center.

The property owned by TIAA Cref and managed by CBRE is currently going through a dramatic repositioning to become a premier office tower—with a secondary goal of being awarded EnergyStar certification.

CBRE turned to Resound Energy as its energy service partner to assess the facility and provide a plan to improve common area lighting. Resound Energy laid out a two stage plan for CBRE including a 560 fixture LED retrofit that Resound Energy completed in late 2012 and a lighting controls project that will be completed in early 2013. The projects will collectively save CBRE’s client TIAA Cref $61,000 annually.

Project Highlights

  • Garage-WLTOver 560 fixtures converted to LED
  • The entire garage, 2 levels with a retail loading dock, was converted to LED by replacing the 247 existing fluorescent fixtures
  • Resound Energy managed the utility rebate process throughout—from initial application to post installation verification

Measurable Results

  • $15,235 in annual electric savings with a payback of 2.0 years!
  • 63.2% of total costs covered by Seattle City Light rebate
